CARMEL, INDIANA (March 24, 2026) – Lauth Group has secured a full-building lease at Thunderbird, a 185-acre master planned manufacturing and logistics park, for a newly constructed 258,336-square-foot Class A industrial facility. The deal marks a significant milestone for the speculative development and reinforces Indianapolis’ role as a leading hub for advanced manufacturing and logistics.
The facility will be occupied by Dandy, a rapidly growing dental technology company that has selected Indianapolis as a key hub in its expanding production and fulfillment network. Construction began in July 2025, and Dandy is expected to occupy the project in the second quarter of 2026, with the lease secured ahead of schedule.
“This project reflects the type of forward-thinking development we set out to create at Thunderbird,” said Adam Broderick, CEO of Lauth. “Securing an advanced medical manufacturing tenant like Dandy validates the strength of this location and the continued demand for high-quality industrial space in Indianapolis.”
Dandy plans to make a significant investment to customize the interior of the building for its specialized operations, incorporating advanced manufacturing technologies and digital production processes. The Indianapolis facility will serve as a primary hub for production, fulfillment, and distribution as the company continues to scale operations nationwide.
The project also represents a meaningful investment in Indianapolis. Dandy’s operations are expected to create more than 100 jobs over the next year, including skilled roles across manufacturing, production, and engineering.
As a Conexus Indiana partner, Lauth supports the growth of Indiana’s advanced manufacturing and logistics ecosystem through developments like Thunderbird, designed to attract innovative companies to the state.
“This investment represents an important step in scaling Dandy’s production capabilities and bringing our technology-driven approach to dental manufacturing to more practices nationwide,” said Daniel Hanover, co-founder of Dandy. “Indianapolis offers a strong foundation for advanced manufacturing, and this facility will play a crucial role in enabling faster, more precise, and more reliable service for our customers as we continue to grow.”
