Modern Cross-Docked Distribution Buildings Just Minutes from Port of Charleston
CHARLESTON, SOUTH CAROLINA (April 16, 2008) – Lauth®, one of the nation’s leading development and construction companies, today announced plans for two new bulk distribution buildings in North Pointe Industrial Park. These modern Class A industrial facilities will be strategically located just four miles from the Port of Charleston and five miles to I-26 and I-526.
“Lauth selected this site due to its strategic location and proximity to the Port of Charleston and Interstates 26 and 526,” said Houston Roberts, Vice President of Office and Industrial Development in Lauth’s Charlotte office. “Our buildings at North Pointe will be among the largest facilities available in the region and offer the flexibility, parking, and infrastructure to support the largest global logistics and distribution operations.”
Construction on North Pointe Building Four will commence in June. The 390,180-square-foot (SF) cross-docked building will feature 32’ clear height, up to 100 dock doors, parking for 72 trailers and over 200 cars. It will be available for occupancy in 1st Quarter 2009. North Pointe Building Five will be a 399,732 SF cross-dock distribution building featuring 32’ clear height, 100+ dock doors, and parking for more than 80 trailers and 200 cars. Construction on Building Five will begin following the completion of Building Four, or as needed on a build-to-suit basis. Both buildings will be among the largest and feature the highest clear heights among modern buildings near the Port of Charleston.
Hagood Morrison, Peter Fennelly, and Simons Johnson of Colliers Keenan are handling the leasing of North Pointe for Lauth.
Already recognized as an industrial/distribution development leader in key Western and Midwestern distribution corridors, Lauth expects North Pointe to be just the first project in the company’s expansion into the Charleston market. Earlier this year the company broke ground on Goodyear Point, a 2.5 MSF distribution hub outside Phoenix. Last fall the company announced plans for Westpoint Business Park, a 7.1 MSF distribution park outside of Indianapolis. In addition, construction is now underway on Salt River Two, a 936,000 SF building in the company’s Salt River Business Park near Louisville. The company ranks as the 12th largest industrial developer in the nation according to National Real Estate Investor.
This marks the latest announcement for Lauth. Earlier this month the company was ranked as the 13th largest commercial real estate developer in the US according to Commercial Property News. Last month it broke ground on a 68,500 SF medical office building on the campus of Imperial Point Medical Center in Fort Lauderdale, FL. In May, the company will “top off” NASCAR® Plaza, a 20-story world class office tower in downtown Charlotte.
